What Is Modified Bitumen Roofing?

Modified bitumen is an asphalt-based roofing membrane enhanced with polymers. It is used as part of a roofing assembly on low-slope roofs.

Torch-down refers to an application method for compatible membranes. APP modified bitumen is one option we install. The supporting layers, membrane, seams, flashing, and perimeter details are selected together for the property.

Modified Bitumen Roof Repair

Open seams, damaged membrane, and deteriorated flashing can allow water into a roof assembly. We assess the visible conditions and look at the surrounding roofing before proposing a localized repair.

Repairs require compatible materials and a suitable supporting surface. Widespread deterioration, repeated leaks, or underlying damage may make replacement more practical.

Torch-Down Roof Replacement

A written estimate identifies the proposed assembly and installation method. Depending on the roof and agreed scope, replacement work may include:

  • Removal of specified existing roofing layers
  • Review of exposed decking and supporting surfaces
  • Specified insulation, cover board, or base layers
  • Installation of the selected modified bitumen membrane
  • Compatible seam and flashing details
  • Work at penetrations, roof transitions, perimeter edges, and drainage outlets
  • Debris removal and final review

Concealed conditions may become visible only after removal. We discuss any additional work needed before proceeding with changes to the agreed scope.

Choosing the Installation Method

The building and selected system determine whether torch application is appropriate. We review roof access, nearby construction, transitions, and the specified assembly when planning the work.

If torch-down is unsuitable for the property, we discuss other low-slope roofing options. The estimate describes the proposed method so you know what is included.

Planning for Occupied Properties

Commercial buildings, apartments, condominiums, and HOA properties need a plan for access and communication. We discuss the work areas, scheduling, and property needs with the owner or manager.

Workmanship Warranty and Payment

Qualifying roof installations include our 20-year transferable workmanship warranty. Qualifying repairs include a 5-year workmanship warranty. Your written project documents identify the warranty applicable to your work.

We offer roof installations with no money down. The payment schedule is addressed in your written agreement. Manufacturer warranties are separate and depend on the selected products and their terms.

Frequently Asked Questions

Is every modified bitumen roof torch-applied?

No. Application methods vary by product and assembly. Torch-down describes one installation method; your estimate identifies the method proposed for your roof.

Can you repair an existing torch-down roof?

A localized repair may be appropriate when the surrounding membrane and supporting materials remain serviceable. An assessment helps determine whether repair or replacement makes sense.

How much does modified bitumen roofing cost?

Roof size, existing layers, access, supporting materials, flashing, and concealed conditions affect the price. Request a written estimate for your property.

Do you install torch-down on every flat roof?

No. The building and roof assembly must be suitable for the installation method. We discuss alternatives such as EPDM or TPO where appropriate.
